We offer for sale a charming villa, built in the late 90s and recently renovated, which combines a solid load-bearing masonry structure with elegant stone and brick parts.

Although immersed in the splendid and silent nature of the Umbrian countryside, at 350 meters above sea level, it is less than 2 km from both the city center and the exit of the E45 highway. It is accessed via a comfortable asphalt road and two gated driveways lead to the different levels of the property which extends for approximately 5.000 square meters.

The layout of the internal spaces of the apartment on the first floor is identical to those on the ground floor.

Lower Floor:

The lower floor can be accessed either from its driveway or from the first floor veranda. Here a design staircase in wood and wrought iron winds “inside” a large wardrobe (with hanging spaces, drawers and chests of drawers) that leads to the lower floor.

This floor hosts a bedroom, a future kitchen space, a large bathroom with tub
perfect hydromassage for moments of relaxation.

There is also a spacious and bright tavern-living room equipped with a large glass door that opens onto the driveway and a condenser that ensures hot and cold air.

Two “technical” rooms complete the property.

One under the stairs leading to the first floor and the other which is accessed from the living room tavern house all the systems: heating (independent for each floor) and water which comes from a well full of water.

The completely fenced garden is bordered by a tall cherry laurel hedge that ensures maximum privacy. A “slope” adorned with flowering plants, lavender essences, rosemary plants and others delimits the space between the back of the villa and the garden above, in which in addition to 20 olive trees, various fruit trees find home including jujubes, walnuts, plums, pomegranates and persimmons.
